A Lightbulb Moment
Daybreak’s Watermark Estates offer an incredible location with homes pushing into the mid-$2M range. With the Kimber starting just below $1M, that felt like a pretty interesting delta to chase. Then the thought hit us. What if…

She Has Good Bones
The Kimber C elevation has serious architectural potential with its swooped rooflines, cool main-floor layout, and its huge basement. With the right structural upgrades and a bit of extra lipstick, we believe it could visually compete with the surrounding estate homes.

Let the Builder Build
We’d simply like the Holmes Homes team to do what you do best: build the home from start to finish. We will not interfere with that process. We do expect quality and that’s why we went with you!

Now Blow It Up
Once we receive the keys, we’ll demo most of the interior and push it through a full remodel with an expected $300K–$400K overhaul. We’ll satisfy Daybreak’s one-year occupancy rule and have a for-sale sign in the yard on day 365.

Risky Business
Traditional flips involve lenders, permits, contractors, delays, and constant uncertainty. This approach removes most of that chaos and starts us with a brand new shell of a home. You build the runway. We’ll get the plane off the ground.

10's Turn Heads
By the end of it, this will feel like a custom, professionally designed home, one we fully expect will command the attention it deserves. And suddenly the popular kids invite us to sit at their lunch table.
